Cartagena’s population is growing rapidly, placing increasing pressure on the current housing deficit. The the construction of priority/low income and social housing is an urgent government priority and the city of Cartagena is welcoming investors as part of the solution. Housing is divided into three types: priority interest housing (vivienda de interés social prioritario, VIP); social interest housing (vivienda de interés social, VIS); and non-VIS, which includes any housing that falls outside these categories. Permission has already been granted to build 18,000 VIP, VIS and non-VIS units immediately as part of the current partial plan for zone 1. Additional incentives through tax and IVA rebates for VIP and VIS housing, coupled with the high demand for these properties makes for a lucrative business opportunity.

Canalete is in a strategic location to cater for all sectors of housing. Zone 1 is located only 12km from the historic old town, and 5km from luxury resorts, golf courses, hospitals and is in an area of exceptional natural beauty. There is a high demand for luxury housing from both the local and foreign market.
There is an urgent need for low income housing, student accommodation and temporary accommodation to serve airport staff. There is no construction space available within the city of Cartagena and the need for housing will continue to increase substantially with the development of new airport and tourism parks in the vicinity of Canalete.

Zone 2. Sub Urban Development Land

Development zone permitting the construction of buildings between 2 and 5 stories high with a mezzanine.

Uses include: Commerical, Residential, Leisure, Tourism, Agro-industrial (factories for the production of agricultural based products).

F1 RACETRACK & CONCERT STADIUM
Discussions are underway and regarding the development of a Formula 1 racetrack in Canalete, Cartagena. The proximity to the new airport, touristic city of Cartagena and multitude of high-end hotels, restaurants and tourist attractions lend to this to be the perfect site for the development of a world class track and concert stadium. Demand for a F1 track in Colombia is high and well supported by local authorities for the tourism it would bring into local economy and the new airport.

The passionate motorsport culture of South America has produced some of the greatest drivers in history, including the multiple-time world champions Juan Pablo Montoya, Ayrton Senna, Juan Manuel Fangio and Nelson Piquet, as well as some great race tracks such as those in Argentina, Brazil and Mexico. Fans have have praised for their excitement and spectacle, and many consider them among the best races on the calendar.

BOARD WALKS, NATURE RESERVES, AND SAFARI PARKS
Whilst Cartagena boasts spectacular walks within its old walled city and stunning tropical islands with short boat trip, there is a lack of public parks and family leisure areas. Canalete’s natural jungle reserve, private lakes, spacious grasslands and forest areas provide the perfect canvas for the development of a world class, outdoor parks, tropical gardens, nature reserves and leisure attractions for locals and tourists. Not only would this bring in substantial revenue but would also increase the desirability of the commercial developments in zone 1 and zone 2.

HIGH END ECO TOURISM
Cartagena is recognised as one of Colombia’s top tourist locations. It enjoys a privileged geostrategic position in front of the Caribbean Sea, being considered by experts as “the best corner of America”. The city is a short 40 minute flight to Panamá, and a 4.5 hour flight from New York. The port is approximately 2.5 days away by sea from Florida and five days away from the U.S. East Coast.

Since 2016 international tourism has been growing more than 10% year on year (with the exception of COVID). Cartagena is taking advantage of the multibillion dollar wellness industry in the US and health tourism is creating high demand for luxury eco retreat centres that offer yoga, meditation and accommodation in areas of natural beauty. Canalate is perfectly positioned to take advantage of this market with the development of luxury retreat centres and resorts. The existing temple is the perfect place to host events for groups of up to 400 people.

EQUESTRIAN
Canalete zone 3 is currently used as a ranch for over 2000 cattle for beef, whilst this is a successful business in its own right, there is also opportunity to breed and export horses and engage in equestrian activities. There are currently 2 stable blocks on the farm with 60 stables for horses and fields with high quality pasture and ample space to expand this.

Colombia has a passion for horses and high quality food, veterinary care, qualified horse trainers and grooms are easy to find. The climate, high quality, year round pasture and access to low cost but highly skilled equestrian staff make Canalete a very cost effective location to breed horses. The estate is in a strategic location to export horses for USA and international markets.

Colombia is recognised as one of the worlds top destinations for international equestrian holidays and there is a growing passion for endurance riding, show jumping and dressage. The mountains of Sierra Nevada are located close to Canalete and would provide high altitude training to develop world class endurance and competition horses.
